How this is calculated

The most you can spend on housing each month is the lower of two lender rules: the front-end ratio (housing cost as a share of gross income, 28% by default) and the back-end ratio (housing plus other debt payments, 36% by default) minus your debts. The price is solved so that principal and interest on the price minus your down payment, plus property tax, insurance and HOA dues, equals that limit. Mortgage insurance is not included.
